ViewLux Home Additions & ADU: The San Antonio Owner’s Guide
Elmstead Remodeling San Antonio installs and services ViewLux-compatible home additions and accessory dwelling units across San Antonio, with most projects in the $45,000 – $130,000 range for a standard addition and $90,000 – $220,000 for a full ADU. The written price you sign is the price you pay, before a single tool leaves the truck. When a ViewLux component fails or the addition stops matching the rest of the house, most owners notice it first as a door that no longer closes square, a seam pulling at the roofline tie-in, or skirting and flashing that has separated from the foundation after a hard December freeze.
This page is the reference I’d want if my own ViewLux addition were misbehaving: what actually fails, what it costs to fix in San Antonio, and whether you should touch it yourself. We’re an independent contractor, not affiliated with ViewLux, but we work on these structures every month and we’ve learned where they fail first.
Which ViewLux Models This Applies To

ViewLux additions fall into two broad families: the panelized sunroom and all-season room line (commonly sold as the Vista and Solarium series) and the larger pre-engineered home addition shells that get finished out for bedrooms, offices, or ADU conversions. Most of the components we source, replace, or upgrade, tie-rods, flashing kits, sill plates, frame connectors, and glazing gaskets, are shared across both lines, but the roof-to-house ledger details differ by model year.
The compatibility gotcha worth knowing before you order anything: ViewLux changed its glazing-channel depth in 2018 from 34 mm to 38 mm on the Vista series. A replacement panel gasket or retainer clip meant for a pre-2018 unit will not seat on a newer frame, and vice versa. Look for a small white label on the inside of the header beam, usually on the left side, with the serial prefix VL-V for Vista or VL-S for Solarium. Take a photo of that label and a tape measure to the channel before calling anyone. It saves a wasted truck visit.
On the OEM-versus-aftermarket question: for structural connectors and flashing, we insist on OEM or an engineered equivalent with the same gauge and corrosion rating. For cosmetic trim, sill caps, and gasket weatherstripping, a quality aftermarket part from a San Antonio supplier often matches or beats the original at about 30% less. We’ll tell you which is which on the estimate, written line by line.

Signs Your ViewLux Home Additions & ADU Is Failing
- Condensation fogging between the glass panels. The glazing seal on an aging ViewLux unit, especially one facing west into Texas afternoon sun, loses its elasticity after about ten to fourteen years. Once the desiccant strip inside the frame is saturated, the fog will not clear. The fix is a reglaze or panel swap, not a cleaning.
- Floor slope or a soft spot near the exterior wall. San Antonio’s expansive clay soil heaves and shrinks through the seasons, and an older ViewLux knee-wall or sill plate that was never properly flashed will wick water upward into the subfloor. We see this most often in additions built before 2015 in neighborhoods like Alamo Heights and Terrell Hills.
- Draft you can feel at the seam where the addition meets the main house. The ledger board connection to the house is the most common fail point. If the foam backer rod was installed incorrectly or has degraded, you’ll feel a cold line along that wall in January. Ignored, it becomes water intrusion.
- Sticking or binding entry door from the addition. A settling addition will telegraph through the door frame. If the door latched fine last summer and binds now, the addition has moved enough that shimming or French-door re-alignment is needed. That’s often a warning sign of a foundation pier issue, not just the door.
- Popping or creaking sounds in high wind. The roof tie-in brackets on ViewLux additions can loosen over time. In San Antonio’s spring thunderstorm season, you hear it. Each pop is a bracket losing tension against the house frame.

AfterReplacement Cost & What’s Included

Home addition work in San Antonio runs $45,000 – $130,000 depending on square footage, finish level, and how much of the existing ViewLux shell can be saved. A full ADU construction, which means permits, utility tie-ins, site work, and finishes, runs $90,000 – $220,000. A garage conversion typically lands between $30,000 and $80,000.
What moves the number on a repair: whether we’re replacing a gasket and re-setting a door (a few hundred dollars in labor and parts) or whether the ledger board, sill plate, or foundation piers are compromised (work that can run into the tens of thousands if excavation is involved). Every written estimate from our San Antonio team lists parts and labor separately, with the specific brand of replacement hardware we’ll use. The 365-Day Done Right Promise covers the completed work: if it’s not done right, we make it right.
Here are the project ranges we most often quote around town:
- Home addition tie-in and structural repair: $45,000 – $130,000 when replacement of framing members is required
- ADU construction with ViewLux-compatible shell: $90,000 – $220,000
- Garage conversion to living space: $30,000 – $80,000
- Glazing seal replacement per panel (parts and labor): typically $450 – $900 depending on panel count and access
DIY or Call Us?
Honest split: you can safely inspect your ViewLux addition. Check the header labels, take photos of any separation at the roofline, and mark water stains with a pencil to see if they grow. You can re-caulk exterior trim gaps with a quality exterior sealant. What you should not do is attempt any work that involves lifting, shoring, or disconnecting the addition from the main house. A ledger board under load, a roof tie-in bracket, or a foundation pier is not a weekend project. If one lets go, it can take a section of wall or roof with it, and more importantly, it can seriously injure someone standing nearby.
If a door is binding, the panel is fogged, or you can see daylight between the addition and the house, call (432) 233-0976. We’ll send a background-checked, uniformed technician who will put shoe covers on at the door and write down what we find before any work begins.
FAQs

A properly installed ViewLux addition should last 25 to 40 years as a structure, but its glazing seals and flashing typically need attention at the 10 to 14 year mark, especially on west and south exposures where the Texas sun is hardest on gaskets and sealant. Call (432) 233-0976 and we’ll inspect yours and tell you what kind of lifespan remains in it.
Yes, in most cases. The most common repairs we do, flashing replacement, glazing regasket, door re-alignment, and roof tie-in retensioning, are all repairable at a fraction of replacement cost. Where the framing or foundation has failed, a partial rebuild is sometimes the honest answer, and we’ll show you why in writing before you spend a dollar.
Most single-part repairs, like a gasket or flashing replacement, take one day on site. Structural repairs or a ledger board rebuild can take three to seven working days depending on weather and permitting. We’ll give you a written schedule before work starts, and we hold it.
We stock common ViewLux glazing gaskets, flashing kits, and frame connectors on our service vehicles in San Antonio for same-day fixes where possible. For larger structural components, we order OEM or engineered equivalents and have them in hand before the crew arrives. We also work with KraftMaid, Cambria, and Silestone components on projects that call for them.
