Schluter Windows & Doors: The San Antonio Owner’s Guide
We stock and install Schluter-compatible window and door flashing, sills, and trim components for San Antonio homes, with most replacements running $400–$1,800 installed depending on the opening size and how much of the surrounding waterproofing has to come apart. In most cases we can get the exact part matched and the opening re-sealed within a single visit once we’ve seen the damage. Owners usually discover the failure after a hard Hill Country rain: water staining the drywall below a window, a door threshold that suddenly feels soft underfoot, or trim that has pulled away from the Schluter profile and won’t sit flush anymore. The part itself rarely fails first. What fails is the seal between the Schluter profile and the rough opening, and once that bond goes, water follows the path of least resistance into the wall cavity. We’ve pulled Schluter trims off San Antonio homes in Alamo Heights, Stone Oak, and Terrell Hills where the damage behind the profile was three times worse than what the homeowner could see from the living room. If you’re noticing discoloration, mustiness, or a window that suddenly sticks in its frame, don’t wait until the next storm cycle. Call us at (432) 233-0976 and we’ll come look before the drywall tells you first.
Which Schluter Models This Applies To
Most of what we handle falls into three Schluter product families: DILEX movement and edge profiles at floor-to-window transitions, RONDEC and QUADEC outside-corner trims around window and door reveals, and KERDI waterproofing assemblies where a window or door penetrates a tiled wet area. The compatibility gotcha we see most often in San Antonio is profile width. Schluter profiles come in specific height increments (typically 6 mm through 12.5 mm for QUADEC, and taller for DILEX), and if the original installer cheated the tile thickness, the replacement profile will sit proud or recessed. You can identify yours by prying back a corner of the existing trim and looking for the stamped Schluter part number on the anchoring leg; if it’s been ground off or buried in thinset, we measure the exposed face with calipers on site. On OEM versus aftermarket: for KERDI membrane and corners, we use Schluter OEM without exception, because the fleece backing and alkali-resistant composition are what the warranty depends on. For exposed aluminum or PVC edging profiles, a quality aftermarket match can work if the dimensions and finish align, but the anodized bronze and matte black finishes Schluter offers don’t always have a true aftermarket equivalent. We’ll tell you straight when an aftermarket part makes sense and when it doesn’t, because a written price should mean you know exactly what’s going into your wall. We also stock parts from KraftMaid, Cambria, and Silestone for cabinets and counters that meet the same openings.

Signs Your Schluter Windows & Doors Is Failing
- Efflorescence on tile or grout below the window. White, chalky mineral deposits mean water has been migrating through the Schluter profile joint and evaporating through the finished surface. The leak is typically at the top corners of the profile where the sealant has oxidized and cracked in the Texas sun.
- Window or door trim that has lifted or bowed away from the tile edge. Schluter profiles rely on an adhesive or mechanical anchor leg behind the tile; when that bond fails, the aluminum or PVC face starts to gap. This exposes the raw tile edge and the waterproofing break behind it.
- Soft drywall or baseboard staining beneath a door threshold. On door openings in tiled baths or laundry rooms, a failed KERDI seal at the threshold lets water wick into the subfloor before it ever shows on the tile surface. By the time you see staining, the framing often needs drying or repair.
- A musty smell that returns after cleaning. Trapped moisture inside the wall cavity behind a window profile supports mold growth that surface cleaning won’t touch. This is the one symptom we tell San Antonio families not to ignore, especially in homes with young children.
- Tile cracks radiating from a window corner. When the Schluter movement joint fails or was never installed correctly, the tile carries stress it was never designed to absorb. Hairline cracks at the upper corners of a window opening are the earliest sign of that stress, and they worsen with every seasonal temperature swing.

AfterReplacement Cost & What’s Included
For a straightforward Schluter profile or KERDI corner replacement in San Antonio, expect $400–$800 for a single window or door opening. When water damage has extended into the framing, the repair climbs to $1,000–$1,800 because we’re cutting away drywall or tile, drying the cavity, replacing damaged substrate, and reinstalling the Schluter assembly to spec. A full window replacement runs $4,500–$15,000 in this market; a door with Schluter waterproofing work usually lands in that same $1,000–$1,800 band unless the door itself is being swapped. Every quote includes the part, the labor, the sealant, the waterproofing membrane, and the cleanup. What it doesn’t include is a second visit to fix something we missed. Graham Stein writes every scope down before a single tool leaves the truck, and the written price you sign is the price you pay. The work itself is covered by our 365-Day Done Right Promise: if it’s not done right, we make it right.
DIY or Call Us?
There are two things an owner can safely check without touching the profile. First, run a bead of water along the top edge of the window trim and watch whether it beads or wicks toward the wall; if it wicks, the seal has failed. Second, check whether the window operates smoothly now versus six months ago; a suddenly stiff window can mean the rough opening has shifted and the Schluter profile is now binding. Beyond that, this is not a job to attempt with a pry bar and a tube of silicone. Removing a damaged Schluter profile almost always means removing tile, and tile removal near a window improperly done cracks the surrounding field and compromises whatever waterproofing is still intact. If the opening is in a shower or tub surround, water that gets behind the wall during a DIY attempt becomes a mold problem inside a month. San Antonio’s summer humidity accelerates that timeline. Call (432) 233-0976 and we’ll get eyes on it.
FAQs

A properly installed Schluter assembly should last 20–30 years in San Antonio’s climate, but the sealant at the profile-to-window junction typically needs redoing every 5–7 years because our UV exposure and temperature swings break down flexible sealants faster than in milder climates. Call (432) 233-0976 and we’ll inspect yours and give you an honest read on what’s left in it.
If the profile face is only scuffed or the sealant has failed but the anchoring leg is still solid, yes: we can re-seal and refinish in place. If the anchoring leg has separated from the substrate or the profile is bent from window movement, replacement is the only fix that lasts. Call us and we’ll tell you which one you’re looking at before any money changes hands.
A single-opening profile replacement with no water damage is a half-day job including tile removal, reinstall, grout, and sealant. If framing repair is needed, plan for two to three days so the cavity can dry properly before we close it back up. We’ll give you that timeline in writing before we start.
We keep common Schluter QUADEC, RONDEC, DILEX, and KERDI components in standard finishes on our trucks, along with matching sealants and substrates, so most San Antonio jobs never wait on a supplier. For non-standard finishes or oversized profiles, we source directly from Schluter distribution and schedule the second-visit install at the quoted price. Call (432) 233-0976 with your part number and we’ll tell you what’s on hand today.
