Schluter Kitchen Remodeling: The San Antonio Owner’s Guide
If your Schluter kitchen system has a failed part, the installed replacement in San Antonio typically runs $14,000 – $45,000 depending on how much of the system needs to come out and go back in. We stock Schluter-compatible components on our trucks and can schedule a walkthrough within days, not weeks. Most owners discover a problem the same way: water staining at a seam, tile that’s started to move, or a drain that won’t sit flush anymore.
The dirty secret with Schluter failures is that they’re rarely about the orange membrane itself. It’s almost always the detail work around it: a KERDI-BAND seam that didn’t get full thinset coverage, a KERDI-DRAIN flange that was torqued too hard during install, or a movement joint that someone skipped because the tile layout “looked better without it.” Graham Stein has pulled apart enough of these to know the difference between a material problem and an installation problem, and he writes that distinction into every scope of work before a tool leaves the truck.
Write it down, price it once, do it right.
Which Schluter Models This Applies To

We work with the full Schluter kitchen lineup: KERDI-BOARD for backsplash and wall substrates, DITRA and DITRA-HEAT uncoupling membranes for floors, KERDI-BAND and KERDI-KERECK for seam and corner waterproofing, and the KERDI-DRAIN system when a kitchen has a floor drain. If you’re not sure which generation you have, look for the orange grid pattern printed on the membrane face, or check the edge of a KERDI-BOARD panel for the thickness stamp. Most San Antonio kitchens built in the last decade use DITRA 1/8″ under tile floors and KERDI-BOARD 1/2″ on walls, but we’ve seen 5/16″ board in older installs.
OEM Schluter parts carry a 10-year limited warranty when installed by a certified applicator. Quality aftermarket membranes exist, but we don’t use them. The bond chemistry and fleece weave on Schluter’s products are specific enough that mixing brands inside a single waterproof assembly voids the point of having the system in the first place. If your part number starts with KD (KERDI-DRAIN), KB (KERDI-BOARD), or DITRA, we can match it directly from Schluter’s current catalog.

Signs Your Schluter Kitchen Remodeling Is Failing
- Grout cracking along the countertop-to-backsplash seam. This is movement, not grout failure. The substrate behind the tile is flexing, which means the Schluter layer underneath may have delaminated or was never properly bonded at that transition.
- Water staining on the cabinet below the sink. The KERDI-DRAIN or the waterproofing collar around the sink cutout has failed. By the time you see the stain, the particleboard cabinet box has already started absorbing moisture.
- Efflorescence or mineral haze on tile joints. Water is traveling through the substrate and evaporating through the grout, carrying salts with it. This tells us the waterproofing plane is compromised somewhere behind the tile.
- Floor tile that sounds hollow when tapped. DITRA requires a specific thinset type and full coverage. A hollow tile means the mortar never bonded to the fleece, and the uncoupling layer is doing nothing for you.
- Heated floor zones that went from warm to lukewarm. DITRA-HEAT cables installed without the proper spacing or with a damaged heating wire will trip the thermostat or run at partial output. The membrane side is usually fine; the cable or sensor is the failure point.

AfterReplacement Cost & What’s Included

A full Schluter kitchen system replacement in San Antonio runs $14,000 – $45,000 installed. The range is driven by square footage, whether we’re pulling and resetting tile or doing new tile, the condition of the subfloor, and whether DITRA-HEAT is part of the repair. A smaller repair like a section of KERDI-BAND behind a backsplash might fall under that range and be a half-day fix, but a failed floor membrane means taking the kitchen down to the subfloor and rebuilding.
Every quote includes the written price before any work starts. That number covers the Schluter materials, the demolition, the subfloor prep, the thinset, the tile labor, the grout, and the clean-up. Shoe covers and drop cloths go down on day one. The crew works quiet hours during nap schedules where we can. Before we call the job done, Graham sends a photo of the clean-up so you can see what was left behind. The 365-Day Done Right Promise means that if something isn’t right after we leave, we come back and make it right.
DIY or Call Us?
You can safely do the diagnosis: run your hand along grout joints for movement, check cabinet bases for staining, tap floor tiles and listen for hollow sounds, and pull the thermostat face to look for error codes if you have DITRA-HEAT. That’s information gathering, and it costs you nothing.
The repair itself is not a weekend project. Schluter systems are waterproof floors under tile, and a failed seam means water has already found a path into your subfloor. The removal work is dust-heavy and requires proper containment. The re-install requires specific thinsets, proper trowel notch sizing, and a willingness to pull a tile that didn’t set right rather than hope it’s fine. If you attempt the patch and get the fleece-to-fleece bond wrong, you’ll be doing the same repair again in a year, this time with more water damage. Call (432) 233-0976 and we’ll send someone to look at it properly.
FAQs

A properly installed Schluter membrane will outlast the tile on top of it, typically 25 – 30 years or more in San Antonio’s climate. Failures we see are almost always installation errors, not material breakdown.
Yes, in specific cases like a failed KERDI-BAND seam or a loose drain flange, we can do a targeted repair. The catch is that water damage underneath the failed area has to be assessed first, and if it spread, the repair area grows quickly. Call (432) 233-0976 and we’ll tell you honestly which path you’re on.
A section repair is a one-day job once materials are on site. A full floor membrane replacement with tile takes 3 – 7 days depending on kitchen size and whether DITRA-HEAT is involved. We work around nap and school hours where we can.
We stock DITRA, DITRA-HEAT, KERDI-BAND, KERDI-BOARD, and KERDI-DRAIN components on the truck. We also keep KraftMaid cabinet hardware, Cambria and Silestone countertop samples, and common plumbing fixture parts if the failure has spread beyond the membrane.
If your Schluter system is showing any of the signs above, call (432) 233-0976 for a free estimate. A live person answers, 24/7. We’ll schedule a walkthrough, write down exactly what we find, and hand you a written price before anything gets torn out.
