Plant Prefab Windows & Doors: The San Antonio Owner’s Guide

Plant Prefab windows and doors in San Antonio typically cost $450 – $2,800 per opening to replace, depending on the unit size, glazing, and whether the rough opening needs any adjustment. We stock common Plant Prefab-compatible units on our trucks and can source the exact match within a few days when the opening is non-standard. Most owners discover a failure the same way: a window that suddenly will not lock, a door that drags on the threshold, or condensation fogging between the panes that no longer clears.

Plant Prefab homes use specific fenestration sizing that does not always match what sits on a lumberyard shelf. That is the first thing to know. The second is that San Antonio heat and humidity stress these units differently than the coastal climates many prefab specs were originally written for, which is why we see seal failures and warping earlier than the manufacturer’s worst-case estimates.

Which Plant Prefab Models This Applies To

A remodeled family room with new windows and a window seat

Plant Prefab has produced several model lines over the years, and the window and door packages vary between them. The LivingHomes series, the ADU line, and the custom single-family models each carried different glazing packages depending on the year and the climate zone the home was originally specified for. If your home was built later in the production run, it likely has standard 4 9/16-inch jamb depths. Earlier models sometimes came with 6 9/16-inch jambs, which matters a lot when you are ordering replacements.

The fastest way to identify what you have is to look at the spacer bar between the glass panes or at the sticker printed on the top edge of the sash. It will list the manufacturer, the series, and often the date code. If the sticker is gone, measure the visible glass width and height, then measure the overall frame width and height. Those four numbers tell us almost everything. For Plant Prefab specifically, we often recommend a quality aftermarket equivalent when the OEM unit is discontinued or on a long lead time. Brands like Milgard, Andersen, and Marvin make units that fit these openings well, and their warranties are strong. We will always explain the tradeoff before you pay for anything.

Signs Your Plant Prefab Windows & Doors Is Failing

  • Fogging or moisture between the panes. This means the insulated glass seal has failed. In San Antonio’s heat cycles, the sealant expands and contracts until it eventually lets humid air in. The glass itself is fine; the sealed unit needs replacing, which is often less expensive than a full window swap.
  • A door that drags or will not latch. Prefab floor systems can settle slightly in San Antonio’s expansive clay soils. The door slab itself may be fine, but the frame may need re-shimming or the hinges may need correcting. Sometimes the slab has warped from sun exposure on west-facing entries.
  • Windows that are hard to open or close. Sash balances or rollers wear out. On Plant Prefab units, the hardware is often a specific series, and a generic replacement part will not seat correctly. We carry the common balance and roller styles on the truck.
  • Drafts around the frame even when locked. The weatherstripping has compressed, or the frame has twisted slightly. In a San Antonio summer, you will feel this as a warm spot near the window. The fix is often weatherstripping plus a small frame adjustment, not a full replacement.
  • Visible daylight at the corners of a closed door. This one worries people the most, and it is usually a hinge or threshold adjustment rather than a structural problem. But it needs to be addressed, because it is also how scorpions and crickets get in during dry months.

Replacement Cost & What’s Included

Plant Prefab Window or Door Job Typical Installed Range
Single window replacement (standard size) $450 – $1,200
Large or non-standard window replacement $900 – $2,500
Sliding glass door replacement $1,800 – $2,800
Entry door replacement $1,200 – $2,500
Insulated glass unit (IGU) only $250 – $700 per unit

These are installed ranges for the San Antonio market, not just parts. The spread comes from a few things: whether the rough opening needs adjustment, whether interior or exterior trim needs to be touched, and the level of glazing you choose. Every quote is a written line item before any work starts. You will see the part cost, the labor, the trim, the disposal, and the sales tax as separate entries. Nothing gets added after we begin. The workmanship is covered for a full year, and the manufacturer’s glass and frame warranties apply on top of that.

DIY or Call Us?

There are a few things an owner can safely check before making a call. Look for the sticker on the sash. Measure the visible glass. Take a photo of the failing area from a few angles. Open and close the unit and note exactly where it sticks or sounds wrong. None of that requires tools.

What we do not recommend is removing a window or door on a Plant Prefab home by yourself. The units are set into openings that were built in a factory, and the tolerances are tighter than site-built framing. Getting the flashing and air-sealing right is the difference between a fix that lasts and one that leaks into the wall cavity within two years. High glass, heavy doors, and hot San Antonio rooftops are not the place to learn a new skill. If the problem is a seal, a latch, or a balance, call us at (432) 233-0976 and we will tell you over the phone whether it is a repair or a replacement before we ever schedule a visit.
