GAF Windows & Doors: The San Antonio Owner’s Guide
If you have a GAF window or door that has failed or is showing wear, we can source the correct replacement part and install it for you. Most GAF window and door repairs in San Antonio run from $400 to $1,800 depending on whether it’s a balance, sash, lock set, weatherstripping, or a full panel replacement. A full window replacement project typically runs $4,500 to $15,000. The telltale signs are usually a window that won’t stay up, a door that no longer seals, condensation between the glass panes, or a lock that fights you every morning. You’ll feel the draft before you see the problem, especially during our San Antonio summer afternoons when the heat pushes against every seal in the house.
We stock common GAF-compatible hardware on our trucks and can order the rest directly by series and size, usually within a few business days. Call (432) 233-0976 and we’ll help you identify the part over the phone before anyone rolls a truck to your house.
Elmstead Remodeling San Antonio is an independent remodeling contractor and is not affiliated with GAF. We source genuine GAF parts and quality aftermarket equivalents that match or exceed factory specs.
Which GAF Models This Applies To

GAF has manufactured residential windows and doors under several product lines over the years, and the part that fits one series will not always fit another. The most common lines we see in San Antonio homes are the GAF Timberline series windows, the GAF Grand Sequoia door line, and older GAF WeatherGuard units that are now more than two decades old. The quickest way to identify your unit is to open the sash or door and look at the top edge or the hinge side for a small etched label or a silver sticker with the series name and a four-to-six-digit manufacturing code.
If the label is gone, measure the visible glass width and height, then measure the overall frame from outer edge to outer edge. GAF sash balances, for example, are sized to the pound rating required by the sash weight, not just the length. A balance that is too light will let a double-hung window drop the moment you let go. A balance that is too heavy will make the window hard to lift and will wear out the pivot shoes in a season or two. When we match a replacement, we weigh the old sash on site rather than guessing from a chart.
For the OEM-versus-aftermarket decision on GAF parts: we recommend genuine GAF hardware when it is still in production because the tolerances matter on locks and balances. When GAF has discontinued a line, we use aftermarket equivalents from suppliers whose parts are built to the original factory drawings. We have installed both and have seen no difference in performance when the aftermarket part is correctly matched. The difference comes down to the measurement and the installation, not just the brand stamp.

Signs Your GAF Windows & Doors Is Failing
- Window won’t stay open or drops when released. This is almost always a failed sash balance or worn pivot shoe. The spring inside the balance loses tension over time, and San Antonio’s heat accelerates that by drying out the internal lubricant.
- You can see daylight or feel a draft around the closed door or window. The weatherstripping has compressed and lost its rebound, or the frame has shifted enough to break the seal. In a San Antonio summer, this is also how your energy bill starts creeping up without you realizing why.
- Condensation or fog between the panes. The insulated glass unit seal has failed. The gas between the panes has escaped and now you’re seeing moisture inside a sealed cavity. This is not a cleaning problem; the glass unit needs to be replaced.
- Lock or latch requires force to engage. The strike plate alignment has changed because the door or window has settled, or the lock mechanism internals are worn. Forcing the lock only damages the mating hardware.
- Visible rot or swelling on the bottom rail or sill. Especially on the older WeatherGuard line. Water finds its way behind the weatherstripping and sits on the sill, and once the wood or composite starts to swell, the door never closes the same way again.

AfterReplacement Cost & What’s Included

A straightforward GAF part replacement in San Antonio, like a new balance or lock set, typically runs $400 to $1,800 installed. The range accounts for the part itself, the time to remove the old unit and fit the new one, and any adjustment needed on the frame or the surrounding trim. Window replacement work, where multiple units or full sashes are involved, runs $4,500 to $15,000 depending on the count, size, and whether the surrounding framing needs repair.
Every job gets a written price before any work starts. That price includes the part, the labor, the removal of the failed unit, and the cleanup after. We do not add line items after the crew arrives. The work is covered by our 365-Day Done Right Promise, which means if something is not right after the job is complete, we make it right. You also get the manufacturer’s warranty on the replacement part itself, if one applies.

You can safely check a few things yourself: whether the window is dirty in its track, whether something small has fallen into the balance channel, or whether the weatherstripping is visibly compressed. If the problem is a failed balance or a lock that will not engage, stop there. Window balances hold tension; some older units use a spiral mechanism that can release quickly when the sash is removed. A GAF door that has shifted in its frame is a bigger job than a YouTube tutorial suggests, and the framing behind it is often the reason the door failed in the first place.
Graham Stein has been at this long enough to know when a repair is ten minutes and when it is a whole afternoon. If you’re not sure which one you have, call (432) 233-0976 and describe what you’re seeing. We’ll tell you on the phone whether it is worth a service call or whether there is a safe check you can do first.
FAQs

Most GAF windows and doors last 15 to 25 years in San Antonio, with the frame often outlasting the hardware and seals. The heat, the direct sun on west-facing walls, and our occasional hard rain all shorten the life of seals and balances compared to cooler climates. Call (432) 233-0976 if you need an honest read on whether a repair or replacement makes more sense.
Some parts can be repaired, but balances, locks, and insulated glass units are replaced rather than rebuilt. A repair usually means adjusting the existing hardware, cleaning a track, or re-aligning a strike plate; once a seal or spring has failed, the part is done. Call (432) 233-0976 and we’ll tell you which one you have.
Most single-part replacements take one to two hours on site, from the moment the crew arrives to the moment the floor is swept. Full window or door replacements are scheduled as a half-day or full-day job depending on the count and the condition of the surrounding framing. Get an exact timeframe with your free estimate at (432) 233-0976.
We carry common GAF-compatible balances, pivot shoes, lock sets, and weatherstripping on our trucks, and we order series-specific parts by measurement when the unit is older or less common. The parts we cannot stock we can typically source within a few business days. We also work with manufacturers like KraftMaid, Cambria, and Silestone when window or door work is part of a larger remodel, so the whole project stays under one roof.
