CertainTeed Home Additions & ADU: The San Antonio Owner’s Guide

CertainTeed siding, trim, and insulation products are built into thousands of San Antonio home additions and accessory dwelling units, and when a section fails or a part needs matching, we stock and install CertainTeed-compatible materials with a typical installed project range of $45,000 to $130,000 for full additions and $90,000 to $220,000 for ADU construction. Most homeowners discover the need through water staining at a seam, a cracked panel after a hail event, or insulation that has settled and stopped performing. We can usually match the existing CertainTeed profile and color within a day or two because we track the product lines most commonly spec’d in Bexar County neighborhoods from Alamo Heights to Stone Oak.

If you have a specific CertainTeed part number from the original build sheet or a leftover box in the garage, have it ready when you call. If you don’t, we can identify the profile, texture, and color from photos or a quick site visit. Our crew works with CertainTeed Mainstreet, Monogram, CedarBoards, and Board & Batten lines regularly, along with CertainTeed insulation batts and rigid foam used in San Antonio ADU wall assemblies.

Which CertainTeed Models This Applies To

A garage converted into a guest room and home office

CertainTeed manufactures several siding and trim lines that show up repeatedly in San Antonio additions and detached ADUs, and each has its own compatibility reality. The Mainstreet line uses a .044-inch panel thickness with a standard 4-inch Dutch lap or double 4-inch exposure. Monogram runs .046 inches thick and includes a woodgrain texture that is easy to spot up close. CedarBoards insulated siding has a foam backing fused to the panel, which changes the reveal and the way corners and trim terminate. Board & Batten profiles use a vertical orientation with a 7-inch or 8-inch exposure depending on the year installed.

How to identify what you have: look for a printed product code on the back of a removed panel, or check the original contractor’s material list. If neither exists, a photo of the profile edge and a measurement of the exposure usually gets us to the right match. A compatibility gotcha specific to CertainTeed: mixing Mainstreet and Monogram on the same wall face creates a visible step at the seam because of the .002-inch thickness difference and the differing lock profiles. They are not interchangeable on a visible plane. We also see older CertainTeed colors discontinued, especially in the 2010-2016 era, which means a trim coil color match or an expanded repaint scope has to be priced honestly before work starts.

For insulation, CertainTeed R-13 and R-19 kraft-faced batts in 15-inch and 23-inch widths are the common San Antonio spec, and R-38 for flat attic ceilings over additions. The facing must match the vapor barrier position for our climate zone, and that is a mistake we fix on other contractors’ work more often than we’d like.

We are an independent San Antonio remodeling contractor, not a CertainTeed dealer or affiliate. That independence means we match what is actually on your house, not what a brand rep wants spec’d next.

Signs Your CertainTeed Home Addition or ADU Is Failing

  • Water staining at panel seams or inside corner posts. CertainTeed panels are not the waterproof layer; the housewrap or felt behind them is. When seams open from San Antonio’s summer heat cycling, rain gets behind the siding and the stain shows up indoors first.
  • Cracked or shattered panels after a hail event. CertainTeed vinyl and polymer panels handle Texas hail differently. Mainstreet panels crack cleanly; Monogram panels tend to show impact marks that go white at the point of stress. Either way, the panel must be replaced, not caulked.
  • Wavy or buckled siding on south-facing and west-facing walls. Vinyl expands measurably in San Antonio’s 100-degree afternoons. When the original installer nailed panels tight instead of leaving the required expansion gap at the nail slots, the panels oil-can. The fix is re-nailing with the right fastener schedule, not replacing every panel.
  • Insulation that has settled or compacted in a flat roof ADU. Blown-in and batt insulation both sag over a decade of San Antonio humidity. A room that runs 10 degrees hotter than the main house in August is the tell.
  • Soffit or fascia trim pulling away at the corners. CertainTeed trim accessories are designed to interlock, but old aluminum nails and repeated thermal movement loosen the corner posts first. Once the corner opens, wasps and bats find it.

Replacement Cost & What’s Included

A finished backyard cottage with a small covered porch

In San Antonio, a full CertainTeed-compatible home addition runs $45,000 to $130,000 depending on square footage, foundation type, and interior finish level. ADU construction runs $90,000 to $220,000, with the lower end representing a simple one-bedroom unit over a slab and the upper end capturing two-story structures or premium finishes. When the scope is narrower, say replacing damaged CertainTeed siding on one elevation of an existing addition, the work is quoted per panel and per labor hour rather than as a percentage of a project price.

Every quote we write in San Antonio includes the CertainTeed or equivalent material by name, the removal and disposal labor, the housewrap or flashing correction if the existing installation failed, and the fasteners. The written price is the price you sign. No added line items after the crew arrives. The 365-Day Done Right Promise covers every project we complete: if something isn’t right after the job is done, we make it right. That applies to a single panel replacement exactly the same as a full ADU build.

You will also see shoe covers and drop cloths on the crew, quiet tools during nap and school hours where possible, and a photo of the clean-up before we leave. Those are included, not charged as add-ons. The C.A.R.E. values are real on every job: Clean up like it is our own home, Ask before we move or touch anything, Respect the family’s time and quiet hours, and Explain the price before the work.

DIY or Call Us?

You can safely check a few things. Look at the nail slots on a loose panel: if the nails are driven tight against the face of the panel instead of centered in the slot with a 1/16-inch gap, the installation was wrong and that panel needs re-nailing. You can also photograph the profile edge and measure the exposure so we can identify the exact CertainTeed line before we visit.

What you should not DIY: removing a damaged panel on a second-story gable in San Antonio wind, re-flashing a corner post, or any insulation work in an attic with blown-in material that hides the truss spacing. Ladder work on two-story additions is the most common way homeowners in this city end up hurt doing what looks like a simple siding fix. If the panel is above your reach with both feet on the ground, call us at (432) 233-0976. We will come look, write the scope down, and price it once.
