Atlas Windows & Doors: The San Antonio Owner’s Guide

If you have an Atlas window or door with a failing part, we keep replacement hardware and glass on hand for most Atlas models, and we install in San Antonio for a typical range of $250 – $900 per window depending on the component. A window that won’t stay open, a door that drags, or glass with condensation between panes is usually traced to a worn balance, a failed roller assembly, or a broken seal, and we can usually diagnose it in one visit. You notice it first as a small thing: the sash leans when you lift it, the door takes a shoulder to close, or the corner of the glass looks foggy every morning. Ignoring it tends to turn a $40 part into a $400 sash replacement, so we’d rather you call us before it gets there.

Which Atlas Models This Applies To

Atlas has produced several window and door lines over the years, and the parts are not universal across all of them. The two series we see most in San Antonio homes are the Atlas 4000 and Atlas 6000 lines, both aluminum-framed products common in houses built through the 1990s and early 2000s. Within each series, the part you need is tied to the exact sash size and the date stamp on the frame, not just the model name. We have seen homeowners order a balance assembly that fits the height but not the weight rating of the sash, and the window never worked right after that.

To match a part correctly, we check the sticker on the head of the frame or the channel of the sash for the series number and manufacturing code. If the sticker is gone or painted over, measurements of the glass width, sash height, and frame depth get us close enough to order the right piece. We carry OEM Atlas parts when the manufacturer still supports the line, and we use aftermarket equivalents from suppliers we have worked with for years when OEM stock is gone. For older Atlas windows, aftermarket is sometimes the only realistic option, and we will tell you that on the phone before we schedule the visit so you know exactly what you are buying.

Signs Your Atlas Windows & Doors Is Failing

  • The window will not stay up without a prop. This is the classic worn balance signal. The spring inside the channel has lost tension, and the sash is now pulling itself down against the frame, which grinds the edges and makes the problem worse.
  • You hear a scrape or grind when opening or closing. The roller or block-and-tackle assembly has lost its bearing surface, usually after years of San Antonio dust working into the channel. That dust is fine enough to act like sandpaper on an aluminum track.
  • Fog or moisture between the glass panes. The insulated glass seal has failed. In San Antonio the day-night temperature swings put stress on these seals year-round, and a sealed unit that would last 20 years in a milder climate often gives out at 12 to 15 here.
  • The door drops and the latch misses the strike plate. On a sliding Atlas door, this usually means a collapsed roller cart. The roller axle bends or snaps after years of carrying the full weight of a tempered glass panel, and the door teeters just enough that it won’t seat into the frame.
  • You can see daylight at the corners when the window is closed. The weatherstripping has compressed or torn, and the interlock at the meeting rail is no longer tight. The window still locks, but the thermal break is gone and your air conditioner is working against the gap.

Replacement Cost & What’s Included

A whole-home remodel with the living, dining and kitchen areas opened up

In San Antonio, Atlas window and door part replacements run from about $250 for a single balance or roller swap up to $900 for a full insulated glass replacement in a large fixed picture window. The part itself is often modest; the labor, the trip to match the sash, and the adjustment after installation are what move the number. We price the part and the labor as separate line items on the written estimate we hand you before any work begins. You see the name of the part, the manufacturer, and the number, and the price does not grow after we start.

What drives the range is access and age. A first-floor window with a clean interior stop takes half the time of a second-floor unit where the exterior track has been caulked over by a previous painter. Older Atlas frames can also hide bent or corroded channels that need straightening before the new part will run smoothly. We quote the straightening as part of the same visit, not as a surprise add-on.

DIY or Call Us?

A homeowner can safely check a few things before calling: note where the window binds, which side the fog sits on, whether the lock still engages. What we would not recommend is opening the sash cavity to fish out a balance assembly without the right tools, because the spring or block-and-tackle still carries tension, and a cable can whip when released. On Atlas aluminum frames, the balance is pinned into the channel, and releasing the pin the wrong way can crack the frame or send a metal part flying. The same caution applies to sliding door rollers, where the panel weighs more than most people expect, and a helper who takes the wrong grip can pinch fingers or drop the glass.

We are an independent San Antonio shop; we are not an Atlas dealer, so our recommendations come from what we have seen work across hundreds of San Antonio homes, not from a parts catalog. If you want help, call (432) 233-0976 and we will quote the common part prices over the phone so you have a number before we even schedule the visit.
