IKO Windows & Doors: The San Antonio Owner’s Guide

IKO windows and doors that fail in San Antonio are usually a hardware, seal, or balance problem, not a full-frame problem. We match the existing IKO unit’s make, glass package, and opening size, and most replacement parts run $180 – $740 installed depending on whether it’s a roller assembly, a hinge set, a lock, or an insulated glass unit. Homeowners typically find us after a window won’t stay up, a patio door drags or sticks, or a handle spins without catching.

The failure usually shows up first as a small annoyance: a sash that drops an inch when you let go, a door you have to lift by the handle to close, a corner of the frame that feels damp after a hard rain. Left alone, those small symptoms wear down the surrounding frame and the weatherstripping, and that’s when a $200 fix turns into a $1,200 replacement. We keep the common IKO hardware on our trucks in San Antonio, and Graham Stein writes every parts quote down before we start, so the number you see is the number you pay.

Which IKO Models This Applies To

A remodeled family room with new windows and a window seat

IKO’s window and door lines in San Antonio homes fall into a few families: single-hung and double-hung vinyl windows, horizontal sliders, casement windows, and sliding patio doors. Each line uses a specific balance system, roller profile, and hinge geometry, and the parts are not interchangeable across lines. A double-hung balance cartridge from a 2014 IKO window will not fit a 2019 unit even if the glass size is identical.

When you call, we’ll ask for three things: the IKO label etched in the corner of the glass or on the frame, the visible glass measurements to the nearest 1/8 inch, and a photo of the failed part. The label gives us the manufacturing date and the series code; the photo tells us whether your part is the OEM version or a builder-grade variant that a previous contractor may have swapped in. IKO factory parts carry a better fit and a longer service life than generic hardware, and Graham will recommend OEM for anything that carries load: sash balances, hinge arms, and patio door rollers. Aftermarket parts are sometimes the right call for trim and handles, where the material match matters less.

Signs Your IKO Windows & Doors Is Failing

  • The sash won’t stay up (or won’t lock flush). This is almost always a failed balance or a bent lock strike. The balance is a loaded spring cartridge inside the side jamb; when it loses tension, the sash drops slowly or slams shut from the top.
  • The patio door drags or grinds. IKO sliding doors roll on small steel or nylon rollers at the bottom of each panel. San Antonio’s fine limestone dust works into the bearings, the roller flattens, and the door starts scraping the track. Replacing the rollers before the track is damaged saves hundreds.
  • The handle spins without retracting the latch. The tailpiece inside an IKO lock mechanism is a small steel bar that strips over time. The handle turns, but the latch never pulls back. Most of the time the lock body is fine; only the tailpiece needs replacement.
  • Condensation or haze between the panes. A broken seal on an IKO insulated glass unit lets San Antonio humidity into the air space. The glass fogs from the inside of the sealed unit. This is not something you wipe off; the glass package needs to be replaced.
  • Water or daylight at the frame corners. On older IKO installs around San Antonio, the corner seals and frame gaskets dry out and shrink. The frame itself is usually sound; the fix is often a new gasket set and a re-squaring of the sash.

Replacement Cost & What’s Included

In San Antonio, IKO parts replacement runs from $180 for a simple handle and lock swap up to $740 for a custom insulated glass unit with gas fill and low-E coating. Sliding door roller replacements land in the $220 – $380 range per door, and a full balance and pivot shoe replacement on a double-hung window is typically $190 – $310 per window. Full window replacement, when the frame is beyond saving, follows the broader San Antonio market range of $4,500 – $15,000 depending on how many openings are involved.

Every parts quote from Elmstead Remodeling San Antonio includes the part itself, the labor to remove and reinstall cleanly, disposal of the failed component, and a written price before any work starts. You will never get a call the morning after demo telling you the number has changed. The 365-Day Done Right Promise covers the finished repair: if the new part fails or the work was not done right, we make it right.

DIY or Call Us?

There are things you can check safely. You can clean a sliding door track, tighten a loose handle screw, and note whether the window label is warm or cool to the touch. What you should not do is remove an IKO sash to inspect the balance on your own. Those balance cartridges are spring-loaded, and the plastic pivot shoes that hold them can snap while under tension. A sash dropping onto a child or a pet is not a risk any homeowner should carry over a $250 repair.

Graham grew up in Los Angeles and learned the trade at Los Angeles Trade-Technical College before spending decades framing and finishing. He and the crew have worked across San Antonio for years, including around the King William Historic District, where original window openings need a careful hand and an eye for old detail. If you’re wondering whether the part is worth fixing or whether the whole opening needs replacing, call (432) 233-0976. Either way, the estimate is free and the answer will be straight.
